Help Please!!

K - we're having a major problem deciding what we should do. Our lease here is up December 19th. Our family who has been renting our home in Buckeye is moving out December 26th. David goes to school pretty much every day. His school is approx. 50 miles from our Buckeye home but only like 15 from here. Our rent is $900 and our mortgage is $850. So....do we move back to Buckeye and pay a whole ton more in gas and see David waaaay less than we do now? Or do we renew our lease here and really really hope and pray someone rents our house in Buckeye? And no, there's absolutely, positively no way to possibly pay both payments until someone comes along. Oh - and the Buckeye house needs to be painted, doors need to be replaced, and the master bedroom carpet also needs to be replaced. And no, we really don't have the $$ to do it - we're going on super sucky paycheck #5 (David gets paid 100% commission). But on the other hand, we really don't have $$ for all the extra gas if we do move. And we really love seeing David. We'd miss him a lot. So....what do we do???

*The carpet needs to be replaced cause one of our retarded cats tore it up right at the doorway. He was trying to dig his way out of the room. So because of a 1x4in gap at the doorway, it's gonna cost $500 just to replace the one room. Anyone have a cheaper, creative solution?

We are terrible with financial decisions. But I would suggest you advertise for a new renter and see what happens. Even if you get less in rent than your mortgage you can minus that out in gas spent. 100 miles commute a day will be really expensive.

I would stay where you are and try to get renters. Does the carpet have to be replaced or can you get it cleaned? We short sold our rental house. It was such a nightmare and we never had someone in the house longer than 6 months and they put holes all over the house and snuck pets in. GOOD LUCK MY FRIEND!

I think it's up to you. Jeremy commutes 40 minutes to and from work every day... gas really isn't too bad because he's got a little dinky car and freeway driving uses less than in city... but I do miss the 1 1/2 hours that it takes him away from us.

As for your bedroom door... have you ever seen those tile borders that people use in doorways... you could do one of those for like $30 instead of replacing the whole carpet.

Well... I may be a little biased but I would love for you guys to stay here. I sure love having you and your family in our ward! Unfortunately I'm sure what ward you are in is a little lower on the priority list.
This is definitely a tough decision. I would definitely see if you can find new renters and pray really really hard! We'll keep you in our prayers too.

Carpet fix: Cut out a small piece in the back of a closet and have a professional carpet installer fix it.
